In Gulbygget, in the middle of Mo Industripark, extensive upgrades have been carried out in recent years. Now, several newly renovated office spaces are ready for new tenants, with opportunities for both small and large businesses.
– We’ve had a strategy to finish certain premises so we have something to show. It’s easier for potential tenants to imagine what it could look like, says property manager Dag Storholm.

Gulbygget currently houses tenants such as NRK Audience Service, SINTEF, Helse Nord IKT, Momek, and Bane NOR. In addition, NLR and Mye i Media have recently moved into Industriens Hus, right across the street.
– There’s starting to be a certain diversity here, and that creates a pleasant environment. Many appreciate being able to meet over a cup of coffee or in the canteen at the top. Which, by the way, probably has Rana’s finest view, says project manager Eirik Michalsen.

From Bare Concrete Walls to Modern Offices
Several of the premises in Gulbygget had previously been stripped down to bare concrete before total renovation brought them new life.
– Just the technical installations like electrical, ventilation, and fire safety represent major investments, even though they’re not the first things you notice. It’s important to do it properly and build for the future, says Michalsen.

Over the last six to seven years, significant amounts have been invested in upgrades, and now several flexible office solutions are ready.
– We can offer both small and large office spaces, from five to 200 workstations. In the 342-wing, we are now replacing all windows and preparing for new tenants at the turn of the year. There is plenty of space there for one larger company, but it can also be divided up for several smaller ones, says Storholm.

And one thing is certain:
– We go to great lengths to adapt the premises to the customer’s needs. We don’t build until we know what the customer actually requires, and we always try to find good solutions, says Storholm.

In addition, Mo Industripark has staff available in the building who can quickly fix things if something should arise – whether it concerns electricity, lighting, doors, or locking systems.
– That creates a sense of security, says Michalsen.

The Best View in Town
SINTEF Helgeland AS, a local research institute with main activities within circular economy and sustainability, moved into renovated offices in Gulbygget a few years ago.
– We really enjoy being here, says general manager Stein Espen Bøe.

He highlights proximity to customers inside the park, while also having easy access for customers outside the park, as one of the advantages of the location. Gulbygget has good parking, and even though it’s just outside the city center, employees describe it as central.
– And from the canteen on the 4th floor, we have the city’s finest view over the town and fjord to the west, while also having a great overview of what’s happening in the park, says Bøe.
